This is the honest bit, and it saves people money.

The Victorian and Edwardian stock across Bromley, Penge and Beckenham was built with soft brick and lime mortar, designed to breathe and dry outwards. How We Apply Sand and Cement Render

Preparation and key - The substrate is cleaned, checked for movement and damp, and keyed or primed as it needs. On smooth dense block that means a bonding treatment, on old brick it means raking joints and removing anything unsound.

Coat build-up - We build up in coats, and each coat is slightly weaker than the one beneath it. That's the rule most bad jobs break. A strong topcoat over a weaker backing coat puts the stress in the wrong place and the render delaminates.

Scratch coat and curing - The first coat is scratch-keyed and left to cure properly. Rushing this - or applying too thick in a single pass - causes the shrinkage crazing we're regularly called out to repair.

Beads and detailing - Stainless beads to corners, stops and reveals, plus bell-cast or drip beads at the base so water is thrown clear instead of tracking back into the wall.

Finish - Floated smooth, wood-float textured, or left as a base for pebble dash, roughcast or a topcoat system.
