Pebble Dash Repairs - Fixing Blown and Missing Sections
Dash fails when the backing coat loses its bond with the wall, not usually because of the stones themselves. Tap a suspect area and you'll hear it - a hollow, drummy sound means the coat behind has separated. Water getting in behind through a crack, a failed sill, a leaking gutter or a bridged damp course is almost always the root cause. That's why we fix the water problem first. Patching over a live leak just moves the failure a metre sideways.
We hack off everything that's hollow - not just the visibly missing bit, because the failure always runs wider than it looks - cut back to a sound edge, re-render the backing coat and throw new dash to match. Where a sill, gutter or crack caused it, that gets sorted before we go anywhere near the finish.

Matching Existing Pebble Dash
This is the part most people worry about, and fairly - a bad match looks worse than the damage did.
Dash aggregate varies by size, colour and mix, and what was thrown on a 1930s semi in Petts Wood isn't what's on the shelf today. We take a sample from your wall, source the closest aggregate available, and mix trial batches before committing to the elevation.
On a weathered wall, a repair patch will never be invisible on day one - new dash is always brighter than fifty years of London weather. It settles in and blends over a season or two. If you need it perfect immediately, the honest answer is re-dashing the whole elevation, and we'll price both so you can decide.
Matching a new extension to the existing house is usually more successful than patching, because you're working to a natural break line - a corner or a downpipe - rather than trying to blend mid-wall.
Roughcast, or wet dash, mixes the aggregate into the render and throws it on wet, rather than throwing dry stone at a wet coat. It gives a tougher, more weather-resistant and slightly softer-looking finish, and it's what's on a lot of the older properties around Bromley and Penge. We do both, and we'll tell you which one your wall actually has before quoting.

Want the Pebble Dash Gone? Rendering Over or Removing It
Plenty of our Bromley customers don't want dash repaired - they want a modern finish instead. There are two routes.
If the dash is sound and well-bonded across the whole elevation, it can often be levelled and rendered over. It's the cheaper route and it saves the mess of removal. We test adhesion properly first, because rendering over a coat that's already letting go simply buries the problem.
Where the dash is drummy, patchy or previously repaired badly, it comes off back to the substrate and we build up fresh. More cost, more mess, far better outcome - and the only honest option on a wall that's already failing.
Either way you then choose your finish:

Local Knowledge: Why There's So Much Pebble Dash Around Bromley
Drive through Downham, Petts Wood, Bexleyheath or the interwar estates around Orpington and you're looking at street after street of 1930s semis, most of them originally dashed. That housing is now ninety years old, which is roughly when original backing coats start letting go in numbers - hence the volume of failed dash we're called to across the borough.
Two local factors make it worse. The London clay under much of Bromley moves seasonally, opening hairline cracks that let water in behind the coat. And our wet, mild winters keep those walls damp long enough for frost to do the rest, particularly on shaded north-facing elevations and the gable ends that catch the weather off the A21 corridor. One more thing worth knowing: on a semi or terrace where both halves share a matched finish, changing yours to smooth render alters the look of the pair - and if you're in a conservation area such as Chislehurst or Bickley, or in a flat or maisonette, that change may need planning consent. We flag it at survey.

What Makes A and A Rendering Different
1. We find the cause before we fix the symptom. Failed sills, blocked gutters and bridged damp courses cause most dash failures. Repair the coat without fixing those and you'll be calling someone again next winter.
2. We test the whole elevation, not just the damaged bit. Tapping across the wall tells us how far the debonding actually runs. Quoting only for what's visible is how repairs end up failing at the edges.
3. Trial batches before we commit. We mix and test the aggregate match on a sample area first, and show you before the elevation goes on.
4. We'll tell you when repair isn't worth it. If half the wall is drummy, a patch is money wasted — we'll say so and price the alternatives instead of taking the easy job.
5. Genuinely local and clean. Based in BR2, working the postcodes we live in. Drives sheeted, stone swept up daily, scaffold down as soon as we're done — it matters on tight streets in Penge, Sidcup and St Mary Cray.
