What is silicone rendering?
Silicone render is a thin-coat, ready-mixed finish based on silicone resin. It is applied over a prepared base coat, usually reinforced with mesh, and gives a coloured, textured surface in a single finishing layer. The silicone in the mix makes the surface strongly water-repellent, so rain beads and runs off rather than soaking in.
Crucially, the finish stays vapour permeable. Moisture that finds its way into a wall as vapour can still escape outwards, which helps the masonry dry rather than trapping dampness behind a sealed skin. Because the colour is carried in the finish itself, it is also more resistant to the chalky fading you sometimes see with cheaper paints.
If you would like the general overview first, our main silicone rendering page covers the system for all of our areas.
Why silicone render suits Dartford homes
Dartford sits close to the Thames estuary, and many properties take wind-driven rain from that direction. Older housing here is varied: Victorian and Edwardian terraces around the town centre, interwar and post-war estates in areas such as Temple Hill and Wilmington, and newer developments toward Greenhithe and the Bluewater side. Each has different wall construction, but most benefit from a finish that sheds water and tolerates small movements.
- Terraced and semi-detached brick homes often have tired pointing and porous brick. A silicone finish over a sound base helps keep rain out of the face of the wall.
- Interwar and post-war houses frequently have pebble dash, roughcast or painted cement render that has cracked or blown. These can often be repaired and overcoated, or removed and replaced.
- Newer homes sometimes have render that has stained or gone green on shaded elevations. Silicone finishes resist algae and dirt pick-up better than basic masonry paint.
The look is up to you. Smooth, fine-scraped and textured finishes are all available, and you can choose from a wide colour range, from crisp white to warm stone and modern greys.
Benefits, and some honest limitations
Benefits
- Strong water-shedding surface that stays breathable.
- Flexible enough to cope with minor thermal movement, which helps limit hairline cracking.
- Colour held in the finish, so no repainting cycle in the way you would have with painted walls.
- Resistance to algae and dirt build-up, so walls stay cleaner for longer.
- A clean, uniform look that can lift the appearance and kerb appeal of the whole property.
Limitations
- Silicone render is a finish, not insulation. If your main aim is lower heating bills, read about external wall insulation, which can be finished in silicone.
- It cannot fix a failing wall. If masonry is crumbling or there is a damp source such as a leaking gutter, that has to be resolved first.
- Very dark colours absorb more heat and show more movement, so we will talk through colour choices honestly with you.
- It costs more than paint, and the preparation matters as much as the finish itself.
How we apply silicone render: the process
- Free survey. We look at the walls, existing render, pointing, gutters, damp-proof detail, window reveals and access. We note anything that needs repair before rendering starts.
- Written quote. You receive a clear quote with the scope of work and finish options, with no obligation to proceed.
- Scaffold. We erect scaffold to give safe access and proper working height, and take it down promptly when the work is complete.
- Protection and preparation. Windows, doors, paths and plants are protected. Loose or blown render is removed, cracks are repaired, and the wall is cleaned. Where needed we carry out crack repairs or pointing.
- Base coat and mesh. A base coat is applied and reinforcing mesh is embedded, with extra reinforcement at corners and openings. This is what gives the system its strength.
- Primer. A compatible primer is applied so the finish bonds evenly and dries to a consistent colour.
- Silicone finish. The silicone render is applied to an even thickness and textured as chosen, working in continuous sections to avoid visible joins.
- Curing. The finish needs suitable conditions to cure. We plan around the weather and will not push on in conditions that put quality at risk.
- Snagging and clear-up. We check edges, beads and details with you, tidy the site and remove waste.
Signs your house needs rendering or re-rendering
- Hollow sounds when you tap the render, or visible bulging.
- Cracks wider than hairline, especially those running from window corners.
- Green or black staining that returns after cleaning.
- Flaking paint or crumbling pebble dash.
- Damp patches, peeling wallpaper or mould on internal walls near external faces.
- Porous or eroded brickwork that soaks up rain.
What affects the cost of silicone rendering
We do not quote from a photograph or a guess. The price depends on the size of the elevations, the height and scaffold requirement, the condition of the existing wall, the amount of preparation or repair, the number of windows and details to work around, the finish and colour you select, and whether insulation is included. Our cost of rendering a house guide explains these factors in more detail. Once we have surveyed, you receive a written quote you can compare on a like-for-like basis.
Planning, permissions and regulations
Rendering an existing home in Dartford borough usually does not need planning permission for a typical house, but this is not guaranteed. Flats and maisonettes, listed buildings, and properties in a conservation area can be subject to restrictions, and some homes have planning conditions or Article 4 directions that limit changes to external appearance. If you are unsure, check with Dartford Borough Council before work begins. Leaseholders and some estate residents should also check their lease or management company rules. We are glad to talk through what is likely to apply to your address. BBA-certified systems (including K-Rend, Parex, Weber, SPS Envirowall) installed with comprehensive manufacturer warranties & workmanship guarantees.
Maintenance and aftercare
Silicone render is low maintenance, not no maintenance. Keep gutters and downpipes clear so water does not run down the wall, and keep soil, planting and paving from building up against the base. A gentle wash with a soft brush and clean water now and then removes surface dirt. Avoid pressure washers close to the wall. Check for new cracks after the first winter and have any repaired promptly, since small repairs are far easier than large ones.

Silicone rendering Dartford: frequently asked questions
Is there a rendering company near me in Dartford?
We are based in Bromley and cover SE London and Kent, including Dartford, Wilmington, Stone and Greenhithe. If you searched for a rendering company in Dartford or house rendering near me, contact us for a free survey and we will confirm availability for your postcode.
How is silicone render different from K Rend or monocouche?
Monocouche such as K Rend is a through-coloured, sand-and-cement-based render applied in a thicker layer. Silicone render is a thin-coat resin finish over a base coat and mesh. Both can look excellent, and we can explain which suits your wall. See our monocouche page.
Can silicone render go over existing render or pebble dash?
Sometimes. It depends on whether the existing surface is sound, well bonded and free of damp. We test and assess it at survey. If it is blown or crumbling, it will need to be removed or repaired first.
Will silicone render crack?
All renders can crack if the wall moves or the preparation is poor. Silicone finishes are flexible and a reinforced base coat helps, but we cannot promise a wall will never move. Any cracks that do appear can usually be repaired.
Do I need to be at home during the work?
Not for the whole job, but we do need access to the property and scaffold areas. We keep you updated and agree arrangements beforehand.
How long does it take?
It varies with the size of the house, the amount of preparation and the weather. We will give you an estimated programme in your quote.
