How to Tell If Your House Needs Re-Pointing
You don't need a survey to spot the early signs. You need a screwdriver.
Push the tip into a mortar joint. If it crumbles away or you can rake it out with hand pressure, that joint has failed. Sound mortar resists. Do it in a few places - south-facing walls, the weather side, and anywhere near ground level.
Mortar dust gathering at the base of the wall. Joints visibly recessed compared to the brick face. Hairline cracks running through the mortar rather than the bricks. Damp patches inside on an external wall with no other obvious cause. Green or black staining down one section, which usually means water is being fed there consistently.
Chimney stacks and parapets go first - they're exposed on all sides and nobody looks at them until something leaks. Then gable ends and weather-facing elevations, then anything under a defective gutter. This is often the root cause for needing render crack repairs.

How We Re-Point - and Why the Mortar Mix Matters
This is the part that separates a thirty-year job from one that damages your bricks.
Joints are raked out to roughly twice their width - typically 15-20mm - so the new mortar has something to grip. Skimming a thin layer of fresh mortar over failed joints looks fine for a year and then falls off in sheets. We rake by hand where the brick is soft or the joints are fine, because an angle grinder run carelessly across old brickwork widens joints and chews the arrises, and that damage doesn't come back.
Older Bromley properties - the Victorian and Edwardian stock through Penge, Beckenham and Bromley town - were built with soft bricks and lime mortar. Lime is deliberately softer than the brick, so the mortar takes the movement and the moisture, and the mortar is what erodes rather than the brick face. Point those walls in hard modern cement and you invert that. The mortar becomes stronger than the brick, moisture gets forced out through the brick face instead of the joint, and in a frost the brick face spalls off.
