What is silicone render?
Silicone render is a thin-coat finish whose binder is a silicone resin rather than the acrylic or cement used in other renders. It is supplied ready mixed in a tub, usually already tinted to the colour you choose, and it is applied by trowel over a prepared base coat. The finished layer is only a few millimetres thick, and it is then worked to a fine texture, often called a scraped or "bark" effect, or left as a smooth, rolled grain.
Silicone resin has two properties that matter on a British house. It repels liquid water, so rain beads and runs off instead of soaking in. At the same time it stays vapour permeable, so moisture already in the wall can still escape as vapour. That combination is the main reason the finish is popular on older brickwork, where trapping moisture behind a sealed surface causes problems later.
Silicone render at a glance
| Question | Short answer |
|---|---|
| Does it need painting? | The colour is mixed into the material, so no routine repainting is needed |
| Is it breathable? | Yes, it allows water vapour to pass through |
| Does it shed water? | Yes, the surface is highly water repellent |
| Can it go over insulation? | Yes, it is widely used as the finish coat on external wall insulation systems |
| Is it flexible? | More tolerant of small movement than a rigid cement coat |
Why silicone render suits Bexleyheath homes
Bexleyheath is dominated by inter-war and post-war housing. Many streets off Crook Log, Northumberland Heath and Barnehurst are made up of 1930s semi-detached houses, often with a mix of facing brick, pebble-dashed upper floors and painted bay windows. Later estates bring their own mix of brick, concrete panels and previously rendered elevations. Four things come up again and again on homes like these.
- Weathered pebble dash. Old dashing absorbs water and collects dirt. A silicone finish applied over a sound, prepared surface gives a clean, modern look without stripping the whole wall in most cases, depending on what the survey finds.
- Algae and black streaking. Shaded north-facing walls and areas under gutters are prone to green and black growth. Silicone renders are formulated to resist this, though no finish is completely immune.
- Fading paint. Painted masonry needs repainting every few years. A through-coloured render removes that cycle.
- Exposed elevations. Gable ends and rear walls that take driving rain benefit from a finish that sheds water quickly.
Honest benefits and limitations
We would rather you knew the downsides before you booked, so here is the balanced view.
Benefits
- Good water repellency while still allowing the wall to breathe
- Wide colour range, with the colour carried throughout the coat
- Fine, even texture that looks neat on both modern and older houses
- Lower maintenance than painted masonry
- Compatible with insulation systems if you want to improve thermal performance at the same time
Limitations
- It is only as good as what is underneath. Failing, blown or contaminated substrate must be repaired or removed first.
- It will not cure damp that comes from a leaking gutter, a failed damp-proof course or a cracked pipe. Those faults need fixing separately.
- It is generally a more premium finish than a basic painted or acrylic coat, so the quote reflects that.
- Dark, saturated colours show dirt, heat movement and surface variation more readily than light shades.
Our silicone rendering process, step by step
1. Survey and quote
We visit, look at the condition of the walls, the existing finish, the roofline, gutters, window sills and any cracks, and talk through colour and texture. You receive a clear written quote afterwards. The survey is free.
2. Scaffold
Scaffold goes up around the house so the work can be done safely and to a consistent standard. We aim to erect and strike it quickly to keep the disruption short.
3. Preparation
This is where most of the quality is won or lost. We remove loose or hollow-sounding material, wash down contaminated surfaces, treat biological growth, protect windows, doors and fascias, and repair any damaged areas. Where cracking is present we investigate the cause before covering it. See our render crack repairs page for how we approach that.
4. Base coat and mesh
A base coat is applied and, where the system calls for it, reinforced with alkali-resistant glass-fibre mesh. Mesh helps spread stress across the surface and is especially important at corners and around openings. Beads and trims are fitted at this stage for straight, durable edges.
5. Primer
A tinted primer is rolled over the cured base coat. It controls suction and helps the finish bond evenly and take its final colour.
6. Silicone finish coat
The silicone render is trowelled on to a consistent thickness and textured while still workable. We work in continuous sections, keeping a wet edge so there are no visible joins.
7. Curing, clean-up and snagging
Silicone renders dry through evaporation and need dry, frost-free conditions to do so properly, so we plan around the weather. Before the scaffold comes down we inspect the finish with you, correct any snags, and leave the site clean.
Signs your Bexleyheath home needs re-rendering
- Hollow or drummy sounds when you tap the wall
- Cracks wider than a hairline, especially running from window corners
- Patches of render that have blown or fallen away
- Persistent green or black growth that returns after cleaning
- Damp patches or peeling paint on internal walls beneath problem areas
- Paint that keeps flaking or chalking, even after recent repainting
None of these automatically means the whole house needs new render. Sometimes localised repair and a fresh finish is enough, and we will tell you if that is the case.
What affects the cost
We do not publish fixed prices because every house is different. The main factors are the size and height of the elevations, the condition of what is already there and how much preparation it needs, the access and scaffold required, the number of windows, corners and architectural details to work around, whether insulation is being added, and the colour and texture you choose. Once we have seen the property, you receive a written, itemised quote with no obligation. For general guidance on how pricing works, read our cost of rendering a house guide.
Planning, permissions and regulations
Re-rendering an existing house is often treated as a straightforward exterior finish, but you should always check before starting. If your property is listed, is in a conservation area, or has an Article 4 direction attached, changes to the external appearance may need consent. Bexleyheath has historic buildings, including the area around Red House, so it is worth confirming with the planning team at Bexley Council before work begins. If you are adding insulation as part of the job, Building Regulations will also apply, which we explain on our external wall insulation page. If you live in a leasehold house or flat, check your lease and any freeholder requirements as well.
Maintenance and aftercare
Silicone render is low maintenance, not no maintenance. Keep gutters and downpipes clear so water does not run down the face of the wall. Keep soil, planting and decking from touching the render at ground level. A gentle wash with a soft brush and low-pressure water every so often will keep it looking fresh; avoid aggressive pressure washing close to the surface. Report any new cracks or damage early, because small repairs are quick and cheap compared with letting water get behind the coating.

Silicone rendering FAQs
Is silicone render better than acrylic render?
Both are thin-coat finishes. Silicone is generally more water repellent and more vapour permeable, which suits older masonry. Acrylic can be a good choice on a tighter budget. We will advise on the better fit for your walls at the survey.
Can silicone render go over my old pebble dash?
Sometimes. If the dash is sound, firmly bonded and clean, it can often be prepared and over-coated. If it is loose, hollow or contaminated, it must be removed or repaired first. A survey is the only reliable way to tell.
How long does a silicone render job take?
It depends on the size of the house and the weather. A typical semi usually takes some days of work plus time for coats to dry, but we give you a realistic timescale in the quote instead of a generic figure.
Is there a rendering company near me that covers my street in Bexleyheath?
Very likely. We cover DA6, DA7 and DA8, including Upton, Barnehurst, Crook Log and the Welling border. Call 07737 116065 or message us on WhatsApp and we will confirm.
Will the colour fade?
Silicone renders are through-coloured and generally hold their colour well, but all external finishes weather over time, and strong dark colours show it most.
Do I need planning permission?
Usually not for re-rendering an ordinary house, but listed buildings and conservation areas are different. Check with Bexley Council first, and tell us if you are unsure.
