What Your Cracks Are Telling You

Not all cracks mean the same thing, and the pattern usually gives away the cause.

A network of very fine cracks, like a spider's web or dried mud. This is shrinkage in the render itself - usually from a coat applied too thick, or dried too fast in sun or wind before it cured. Rarely serious structurally. Repairable.

A crack running dead straight, often above or below a window or along a clean line across the wall, usually follows a joint in the backing - a mesh lap, a change of substrate, or a beading line. It means the reinforcement underneath wasn't lapped or beaded properly. Repairable, but the fix has to go deeper than filler.

Diagonal cracks running off the corners of openings are the most common thing we see. Corners are stress points, and if the mesh wasn't doubled there when the render went on, that's where it lets go first.

A crack that runs diagonally in a stepped pattern, widens along its length, is wider than roughly 5mm, or appears alongside sticking doors and windows or cracks inside the house, may be structural movement rather than a render fault. That needs a structural engineer, not a renderer. Repairing the render over live movement just hides it and it comes back. We'll tell you if that's what we're looking at and we won't quote to cover it up.

The Hollow Test - How Far Has It Actually Gone?

A crack is what you can see. Debonding is what matters.

Tap firmly along the render around the crack with your knuckle or the handle of a screwdriver. Sound render gives a solid, dull note. Where it's separated from the wall behind, you'll hear a distinctly hollow, drummy sound - and that area has to come off, whether it's cracked on the surface or not.

This is the step cheap repairs skip. Fill the visible crack, leave the drummy render around it, and the repair fails at its edges within a season or two. We tap out the full extent before we quote, so what you're paying for matches what's actually wrong.

Local Knowledge: Why Render Cracks Around Bromley

Much of Bromley and northern Kent sits on London clay, which shrinks in dry summers and swells again through wet winters. That seasonal movement is the single biggest reason rendered walls crack here, and it's why we mesh-reinforce every repair as standard rather than treating reinforcement as an upgrade - a rigid, unmeshed patch on a clay-site property will simply crack again along the same line.

The local weather compounds it: our wet, mild winters keep an open crack saturated for weeks, and each frost widens it a little more, which is why the damage you notice in February usually started as something minor the previous autumn. Exposed gables and weather-facing elevations along the higher ground and the A21 and A20 corridors take the worst of it, and shaded north-facing walls stay wet longest.

If your property is in a conservation area such as Chislehurst or Bickley, or is a flat, maisonette or listed building, changing the render finish rather than repairing it may need consent - we flag that at survey before anything is booked.

Frequently Asked Questions

Most render cracks come from one of three things: shrinkage in a coat applied too thick or dried too fast, missing mesh reinforcement at stress points like window corners, or seasonal ground movement - common on the London clay under much of Bromley. Water getting in through a sill, gutter or failed pointing then widens them.
Fine surface crazing usually isn't structurally serious, though it still lets water in. Cracks that run diagonally in a stepped pattern, widen along their length, exceed roughly 5mm, or appear alongside sticking doors or internal cracks may indicate structural movement. Those need a structural engineer's assessment before any render work.
Most can be repaired by cutting back to sound material, re-meshing and rebuilding. Replacement makes more sense when a large share of the elevation sounds hollow, when it's been patched repeatedly already, or when the original render was unmeshed and thin. We tap out the extent first and price both options.
Localised repairs typically start from £150, with larger areas priced per m² between £50 and £90. Scaffold access, how far the debonding runs and whether a sill, gutter or pointing needs fixing first drive the variation. We survey free and quote fixed in writing.
On unpainted, newer or textured render a good match usually blends well, though fresh material looks brighter until it weathers in over a season. On painted or heavily weathered render, recoating the full elevation is normally needed for a seamless result. We tell you which applies before work starts, not after.
It can. A crack gives water a route behind the render, where it sits against the wall and can show as internal damp patches, and freezes and expands in winter to push the render off. Repairing early is considerably cheaper than re-rendering a blown elevation later.
