Monocouche and K Rend: what the words mean
"Monocouche" is French for "one coat". A monocouche render is a factory-blended powder made from cement, lime, fine aggregates and pigment, with additives for workability and water resistance. You mix it with water on site and apply it in one coat, usually around 10 to 15 millimetres thick, rather than building up separate base and finish layers.
K Rend is a well-known brand name of this type of render, and many people use "K Rend" as shorthand for any through-coloured monocouche, in the way people say "hoover". Different manufacturers make comparable products, so we will talk you through the options available for your wall and the finish you have in mind.
Because the pigment is blended throughout the full thickness, the colour is not a surface film. A small chip or scuff shows the same shade underneath, which is a real advantage over paint.
Why homeowners in BR4 choose monocouche
West Wickham has plenty of 1930s houses where the original pebble dash, roughcast or painted sand-and-cement render is cracked, patchy or stained. A few features of monocouche are well suited to that situation:
- It covers uneven walls. The thicker coat can even out minor undulations that thin-coat finishes would show.
- It is applied by hand, wall by wall. Done properly, this gives a continuous, uniform finish.
- Choice of textures. Scraped, rough-cast style, sponge-finished and smooth-looking options are available, so you can soften a house or keep a traditional character.
- Strong colour range. Cream, stone, grey, white and many other shades, so you can keep the look of the street or make a deliberate change.
- No repainting cycle. Because the colour is built in, you are not tied to repainting for appearance, though cleaning is still worthwhile.
- Breathable. Properly specified mineral render allows the wall to release moisture vapour.
How it compares with other finishes
Choosing a finish is easier when you see the trade-offs side by side.
Monocouche against silicone thin-coat
Silicone render is applied in thin layers over a reinforced base coat and is excellent at shedding water and resisting algae. Monocouche is thicker, mineral-based and usually applied in one pass. Silicone can have the edge on algae resistance; monocouche can have the edge on forgiving uneven walls. Our silicone rendering page explains the other side of the comparison.
Monocouche against traditional sand and cement
Traditional render is applied in coats on site and then painted. It can work well, but the quality depends heavily on the mix and the weather, and painting is part of the long-term maintenance. Monocouche is a factory-controlled blend with consistent pigment, which reduces site variability.
Monocouche against pebble dash
Pebble dash has a coarse, stony character that some owners want to keep, and others want to be rid of. We can cover over sound pebble dash in some cases or strip back, depending on its condition, and we also install pebble dash and roughcast where that is the preferred look.
Honest limitations
- Cracking is possible. Any cement-based render can crack, particularly where the wall moves or where lintels and openings concentrate stress. Mesh, beads and good detailing reduce the risk, but they do not make it zero.
- Colour variation. Cement-based colours can show slight variation from drying conditions and batch to batch, so we mix carefully and finish full elevations in one go.
- Weather dependent. Rain, frost and very hot, windy conditions can affect curing. We will rearrange work rather than risk poor results.
- Needs sound walls. Monocouche is not a cure for damp. Leaking gutters, failed pointing and rising damp need to be addressed first.
- Weight and suction. A thicker coat has to bond properly to the wall, which is why a preparatory coat or bonding treatment is sometimes needed.
The K Rend installation process
- Survey and quote. We inspect the walls, tap test existing render, check for cracks, damp and gutter faults and note details such as bays, chimneys and Tudor-style timbering. The survey is free and the quote has no obligation.
- Choice of colour and texture. We show you the available shades and finishes so you can choose with confidence, ideally looking at samples outdoors in daylight.
- Scaffolding. We erect scaffold quickly and safely, then protect windows, doors, brickwork you want to remain exposed, and the ground below.
- Removing the old finish. Failed or blown render is taken off, and loose paint or coatings are removed. Sound surfaces are cleaned and prepared.
- Repairs. Cracks, holes and areas of poor brickwork or pointing are repaired. See our render crack repairs page for more detail.
- Beads, mesh and bonding. Stainless or suitable beads are fixed at corners, edges and openings; mesh is used at weak spots; and a bonding coat or primer is applied where the wall surface calls for it.
- Applying the monocouche. The render is mixed to a consistent standard, applied to the wall and levelled with straight edges, so the surface is flat and even.
- Texturing. After the render firms up, it is scraped, sponged or otherwise finished to the chosen texture. Timing matters here, which is why it needs experienced hands.
- Curing. We protect the finish from rain and rapid drying where necessary and allow time to cure.
- Snagging and handover. We walk the house with you, fix any marks we find, take the scaffold down and leave the area clean.
Signs your walls are ready for new render
- Old pebble dash or roughcast is falling away in patches.
- Cracks are letting rain in, particularly around windows and under bays.
- Paint on existing render is peeling or has turned green or grey.
- Render sounds hollow when tapped.
- The house looks dated beside neighbours, and you want a clean update.
- You are fed up with repainting and want the colour to stay put.
What influences the price of a K Rend job
We do not list prices because the right number only comes after we have seen the property. Typical factors are:
- house size, shape and height;
- the amount of old render to remove and the condition beneath;
- repairs, beads, trims and any lintel or sill work;
- scaffold requirements and access;
- the finish and colour selected;
- the number of windows, bays, porches and chimneys.
After the survey we give a clear written quote. The principles are discussed further on our cost of rendering a house page.
Permissions and local rules
Re-rendering a house in a similar style generally falls within normal maintenance, but a change of appearance can need consent in some places. Listed buildings, conservation areas and properties with an Article 4 direction can be subject to tighter control. Bromley Council is the local planning authority for West Wickham. If you are unsure, ask them before work starts. Owners remain responsible for confirming permission, and we are happy to mention anything we spot during the survey.
If you are combining render with insulation, see our external wall insulation page, as Building Regulations come into play.
Keeping monocouche looking good
- Rinse down occasionally with a hose and a soft brush, especially on shaded walls.
- Keep gutters, downpipes and gullies in working order.
- Do not let soil, bark or planting build up against the base of the wall.
- Repair chips and cracks early, before water gets behind the surface.
- Avoid very close pressure washing, which can mark or erode the surface.

K Rend and monocouche FAQs
Is K Rend the same as monocouche?
K Rend is a brand of monocouche render. Monocouche is the general type: a through-coloured, single-coat cement-based render. We can talk you through brands and alternatives.
Do I have to paint monocouche?
No. The colour is part of the render. You may still wash it occasionally, and some owners choose to refresh the colour much later.
Can monocouche be applied over my existing render?
Sometimes, provided the existing surface is sound, clean and suitable. Otherwise it is stripped back. We assess this at survey, usually by tapping the wall and checking its bond.
How long does a K Rend job take?
It depends on the house size, the amount of preparation and the weather. We will give you a realistic timeframe with the quote, and keep you informed if anything changes.
Is there a reliable rendering company near me for monocouche in BR4?
Yes. A and A Rendering Ltd is an insured, Companies House registered local company with a 5.0 Google rating, and BR4 is part of the area covered by our TrustATrader listing. Call 07737 116065.
Will the colour match my neighbours' houses?
We cannot match every shade perfectly, but we can show you samples and help choose a colour that suits your house and road.
