What is silicone render?
Silicone render is a thin-coat, ready-mixed decorative finish. It is a polymer-based coating, with silicone resin in the binder, that is applied over a prepared base coat (usually a cement-based or lightweight basecoat reinforced with glass-fibre mesh). The silicone resin is what sets it apart from traditional sand-and-cement render or acrylic finishes.
Because the resin makes the surface strongly water-repellent, rain beads and runs off instead of soaking in. At the same time, the finish remains vapour-permeable, so moisture already inside the wall can still escape as vapour. That combination of repelling liquid water while letting the wall breathe is the main technical appeal.
The pigment is mixed into the finish itself, so the colour is part of the material rather than a paint film sitting on top. The texture is usually a fine grain, often called a scraped or "bark" effect, or a smooth rolled look depending on the system and the grain size chosen.
Why silicone render suits West Wickham homes
West Wickham is largely a suburb of 1930s semi-detached and detached houses, and many have rendered, painted or Tudor-style frontages with timber detailing. These houses share a few traits that make silicone a sensible choice:
- Tree-lined roads and shaded elevations. Where trees, hedges and north-facing walls keep surfaces damp, algae and moss take hold quickly on ordinary masonry paint. A silicone finish dries faster and gives growth less to cling to.
- Existing painted or rendered walls. Many homes in Coney Hall, Wickham Court and around the High Street already have some form of render or masonry paint. With proper preparation, silicone can often be applied as a new finish over sound existing render, once loose or hollow areas are repaired.
- Period character. The fine textured finish suits the proportions of a 1930s house without looking heavy, and a wide colour range lets you keep to the soft whites and creams that fit the area, or choose something fresh.
- Mixed materials. Brick, tile-hung bays and timber panels often sit beside rendered sections. Silicone render can be cut in neatly around these details when beads and trims are set up properly.
Benefits, and some honest limitations
Benefits
- Water-repellent surface that helps walls dry out and stay cleaner.
- Resistance to algae and mould growth, which reduces the green staining typical of shaded walls.
- Breathable, so it is kinder to older masonry than a sealed paint film.
- Through-coloured pigment, so minor scuffs are far less noticeable than on a painted wall.
- Flexible finish, which copes better with small movements in the wall than a rigid coating.
Limitations you should know about
- Silicone render is a finish, not a repair. If the wall behind it has structural cracks, damp from a leaking gutter or failed brickwork, those faults need dealing with first.
- No render is entirely maintenance-free. Occasional washing is still sensible, and the finish cannot be repaired invisibly in the way some paint can be touched up.
- Colour depth varies. Very dark shades can show surface heat and any unevenness more than light ones, so we will talk through colour choice with you before ordering.
- It is a thin coat. It will not hide significant undulations in the wall, which is why the base coat stage matters so much.
How we apply silicone render, step by step
- Free survey. We look at the walls, check for hollow or blown render, cracks, damp, gutter and downpipe condition, and measure up. You get a no-obligation quote afterwards.
- Scaffold. We put scaffold up quickly and safely so every elevation can be reached, and take it down promptly once the work is signed off.
- Protection and preparation. Windows, doors, roof lines and paving are protected. Existing paint or failed render is removed or repaired, and the wall is cleaned and treated for algae where needed.
- Repairs. Cracks are raked out and filled, loose areas are cut back and made good, and any dubious areas are discussed with you before we carry on. For more on this, see our render crack repairs page.
- Primer and base coat. Where required, a suitable primer goes on. A base coat is then applied and a reinforcing mesh is embedded to help control cracking and give an even surface.
- Beads and details. Corner beads, drip beads and stop beads are fitted so edges are crisp and water is thrown clear of the wall.
- Silicone finish. The coloured silicone coat is applied in one continuous pass per wall, so there are no joins showing, then textured to the chosen grain.
- Curing and weather. Render needs suitable weather to cure properly, so we plan around rain, frost and strong sun and will tell you if a day needs rescheduling.
- Snagging and clean-up. We inspect the finished walls with you, correct anything we are not happy with, strike the scaffold and leave the site tidy.
Signs your home may need a new render finish
- Green or black algae on walls, especially on north or tree-shaded sides.
- Paint that is flaking, chalking or peeling in sheets.
- Hairline cracks, or wider cracks running from window corners.
- Hollow sounds when you gently tap the render, which suggests it has come away from the wall.
- Damp patches inside that line up with outside walls, after gutters and roof have been ruled out.
- A tired look that repainting never seems to fix for long.
What affects the cost of silicone rendering
We do not publish prices on this page because every house is different. The main factors are:
- the size and height of the house and the number of elevations;
- the condition of the existing walls and how much preparation or repair is needed;
- scaffold access, including side passages and extensions;
- the chosen system, texture and colour;
- the number of windows, bays and details to cut in around.
Our quote is written after the survey, so it reflects what we have actually seen. If you want general guidance first, our cost of rendering a house page explains the principles.
Planning, conservation areas and permissions
Changing the external appearance of a house is not always automatically permitted. In most ordinary cases, re-rendering a house in a similar style does not need planning permission, but that depends on the property. If your home is listed, in a conservation area, or subject to an Article 4 direction, extra rules may apply. Bromley Council is the local planning authority for West Wickham, so check with them if you are unsure. We are happy to point out anything that looks like it needs checking at survey stage, but the final responsibility for confirming permission rests with the property owner.
Looking after silicone render
Silicone render needs little attention, but a bit of care helps it last:
- Keep gutters, downpipes and flashings clear so water does not run down the face of the wall.
- Cut back climbers and overhanging branches that hold moisture against the surface.
- Wash gently with clean water and a soft brush now and then; avoid harsh pressure washing close to the surface.
- Look over the walls once a year and tell us about any new cracks or damaged areas early, while repair is simple.

Silicone render FAQs
Is silicone render better than painted masonry?
It usually lasts longer between refreshes, because the colour is built into the finish and the surface repels water and algae better than ordinary masonry paint. Silicone is not magic, though, and a poorly prepared wall will still show problems.
Can silicone render go over my existing render?
Often yes, if the existing render is sound. We tap-test the walls, repair loose or cracked sections and clean the surface first. If it is badly blown, we may recommend removing it.
How long will the job take?
It depends on the size of the house, how much preparation is needed and the weather. We will give you a sensible estimate after the survey, and scaffold goes up and comes down quickly.
Do I need to be home?
Not usually, though we like to have a point of contact for access and decisions. We will agree how you want to be kept informed.
