EWI in a nutshell
External wall insulation, usually shortened to EWI, is a system rather than a single product. Insulation boards are fixed to the outside of the existing wall, a reinforced base coat is applied over them, and a finishing coat, often a render, completes the system. Fixings, beads, trims and sealants are all part of the build-up.
The idea is simple. Heat escapes through walls, and an insulated layer on the outside slows that loss. Because the insulation sits outside the structure, the original masonry stays on the warm side of the wall, which helps it stay more stable in temperature and is one reason EWI is often preferred to some other approaches.
Is your West Wickham house a candidate?
Much of West Wickham was built in the 1930s as semi-detached and detached family homes. Many of these have cavity walls, and some have solid brickwork or other constructions, particularly in extensions or older properties. The right insulation strategy depends on what you actually have.
- Solid walls have no cavity to fill, so EWI is one of the main ways of improving thermal performance.
- Cavity walls are sometimes already filled or can be filled from outside. EWI may still be considered where fill is unsuitable, has failed or when you want a full re-render at the same time.
- Rendered or painted frontages and Tudor-style gables can usually be incorporated, though timber detailing needs careful design so that the new surface and the old features sit properly together.
- Extensions and conservatories often have thinner or poorer wall construction and can benefit from a tailored approach.
We cannot tell you which category your home falls into from the street, so a survey is where we begin. It will also tell us about gutters, eaves, soffits and anything else that might need adjusting.
What EWI is made from
A typical system includes:
- Insulation boards, commonly expanded polystyrene, graphite-enhanced EPS, mineral wool or phenolic boards, chosen for thermal performance, fire behaviour and thickness.
- Adhesive and mechanical fixings, to hold the boards securely to the wall.
- Base coat with glass-fibre mesh, which forms a tough reinforced skin over the boards.
- Primer, where the finish manufacturer requires it.
- Finish coat, such as silicone, acrylic or through-coloured monocouche, in the texture and shade you choose.
- Beads, trims and sealants, so edges, corners, openings and joins are formed and sealed properly.
Using components from a compatible system matters. We will explain which product we recommend for your house and why, and we only specify quality materials.
Why homeowners choose EWI
- A warmer, more even house. Insulating the walls helps reduce the cold surfaces that make rooms feel uncomfortable.
- Potentially lower heating demand. Less heat loss can mean the heating works less hard, though the actual saving depends on your house, heating system and how you use it.
- No loss of internal space. The work is done outside, so rooms are not made smaller and you do not need to redecorate inside.
- Less disruption indoors. Most of the work happens outside the house, so family life carries on.
- A new external appearance. You get a fresh finish and a chance to change colour and texture.
- Reduced cold bridging. Done properly, the continuous outer layer helps limit cold spots at junctions.
Limitations to be honest about
EWI is a major building element, not a cosmetic tweak, and it is not right for every property.
- It changes the look and depth of your walls. Window reveals get deeper and sills, eaves and bargeboards may need extending or adjusting.
- It needs to be properly detailed. Poor detailing around windows, doors, pipes and roof junctions is where problems usually start, so these are the areas we pay most attention to.
- Services such as meter boxes, satellite dishes, downpipes, lights and cables will need removing and refitting.
- Some properties, such as those in conservation areas or listed buildings, may face restrictions on altering external appearance.
- Existing damp, leaks or structural issues must be corrected beforehand; insulation does not cure them.
- Savings figures quoted in marketing leaflets are not guarantees, so we will not promise a specific reduction in your bills.
Regulations, planning and Building Regulations
Building Regulations. Adding insulation and a new external finish can fall under Part L (conservation of fuel and power), which covers the energy performance of building elements when they are renovated or thermally upgraded. Other parts, notably those dealing with fire safety, structure and ventilation, may also be relevant. Whether your job needs formal notification depends on the details, so we will discuss it with you and check with building control where appropriate.
Planning. Changing a home's external appearance can sometimes need planning permission, and conservation areas, listed buildings and Article 4 directions bring extra control. Bromley Council is the local planning authority for West Wickham. If you are not sure whether your road or house has any restrictions, ask the council before work begins. The responsibility for confirming permissions lies with the property owner, but we will flag anything we notice.
Funding. Grants and schemes for insulation change over time and have eligibility rules. We cannot confirm that any scheme is currently open to you, so it is worth checking official government sources independently.
Our EWI process from first call to final clean
- Enquiry and survey. Call, email or WhatsApp. We visit for a free survey, look at wall construction, condition, heights, openings and obstacles.
- Specification and quote. We recommend a system and insulation type, explain it, and provide a no-obligation quote.
- Scaffold. Scaffold goes up quickly, giving safe access to all elevations and the eaves.
- Strip-back and prep. Fittings are removed, walls are inspected, repairs made, and the substrate is cleaned and checked for suitability.
- Starter track and boards. A base track is fixed to set a level starting line, and boards are bonded and mechanically fixed in a staggered pattern.
- Detailing. Reveals, corners, window heads, sills and junctions are detailed with beads and trims, with attention to water management.
- Base coat and mesh. The reinforced layer is applied and checked for a flat, consistent surface.
- Finish. The chosen colour and texture is applied and left to cure.
- Refit and snagging. Services and fittings are reinstated, a snagging walk-round is done with you, the scaffold comes down and the site is cleaned.
Throughout the job we keep you informed, so you never have to chase for an update.
Maintaining an insulated wall
EWI systems are fairly low-maintenance, but they are not neglect-proof:
- Keep gutters and downpipes clear so water does not run onto the surface.
- Avoid fixing anything into the wall without checking the system first; penetrations need correct sealing.
- Keep soil, planting and paving levels below the base track.
- Clean algae with gentle methods and avoid harsh jet washing.
- Tell us promptly about impact damage, cracking or loose areas so they can be repaired before moisture gets in.

EWI questions answered
Does external wall insulation need planning permission in West Wickham?
Not always, but it can, especially if your home is listed, in a conservation area or covered by an Article 4 direction. Bromley Council is the local planning authority, so contact them if in doubt.
Will EWI make my house damp?
A correctly designed and installed system should not. Problems tend to come from poor detailing, existing damp not being resolved, or incompatible materials. This is why survey and detailing matter.
Can EWI be fitted to a house with a Tudor-style frontage?
Often, yes, but timber details need careful thought. We assess how boards, trims and the finish will meet existing features and advise before quoting.
How disruptive is the work?
Less than internal alternatives, as most of the work is outside. You will see scaffold, and access to some areas may be restricted for a time, but rooms are not stripped.
Can you find me a rendering company near me that does EWI?
Yes. A and A Rendering Ltd is a local Bromley firm that covers BR4 and nearby areas, with a free survey and no-obligation quote. Ring 07737 116065.
Will you tell me exactly how much I will save on bills?
No, and be cautious of anyone who does. Savings depend on the house, heating and habits. We will explain what the system should achieve in terms of thermal performance, without making guarantees we cannot back up.
